Campbell Maintains Couple Should Buy Home With Savings One of the oldest cliches kicking around has to do with the observation that free advice is worth exactly what you pay for it. And, in the Never-Never Land of the newspaper-advice business, there are always those who take the position that evert free advice, at times, may be overpriced. DEAR MR. CAMPBELL: Your advice to the young couple (age 20 and 22) recently., to rent for awhile before buying a home is the worst possible. You then go on to further confuse the issue by saying that in five years they will be asking themselves the same questions! In five years the home they could buy today will cost half again as much! To say nothing of the $15,000 to $20,000 they have paid out in rent with absolutely nothing to show for it. This couple has the money for a down payment, which is usually the main tiling lacking for young couples. There is no better investment in the world than real estate—many great fortunes are based on it. A young couple with money to invest should waste no time in putting it to work for themselves for a secure future. MR. W.E.H. ANSWER: The young couple in question here was recently married after the groom had finished his Army service. They had some savings from his Army pay, and some additional cash representing a gift from the bride's parents. The husband had written to me indicating that they would like to buy a home, but were confused' about interest rates and disappointed in the workmanship of what they had seen. He wanted to know what I thought about waiting. The counter - argument presented here by Mr. W.E.H. seems to boil down to the contention that real estate is such a gee-whizzy "investment" that anyone is a fool to walk around with a little cash when he could be out buying a house with it. This is the sort of "itch" you see in a small boy trying to walk past a candy store with a dime in his pocket. Of course, a house can be a fine investment — and, in most cases, is — but to buy one for this express purpose is foolish The principal advantage to home ownership is aesthetic the pride of ownership, and the security of owning YOUR own piece of Mother earth. Houses may, or may not. be selling for half again as much in five years — that's pure guesswork based on the fact that this lias been the recent trend, and completely ignores the equally demonstralablc fact that real estate prices, like everything else, move in cycles, and that the current upward cycle is long-overdue for a correction. Sure — great fortunes have been made in the real estate field but what we happen to be talking about here is a 22-year- old boy trying to decide whether, or not, to buy a house, not a fledgling William Zeckendorf. Mr. WE.H. also conveniently overlooks the fact that the bulk of. my letter to the young couple was concerned with the information that — in terms of mortgage interest rates — this was a favorable time to buy a house relative to the situation • prevailing a year ago. I also pointed out, however, that, at ;,' their ages, I didn't see any point in dashing into home ownership when it is so apparent that they , don't really know what they '•' .want yet. /. ,If that's more irresponsible j man telling them, "Sure go but and buy the first house you can kick without having it fall down —it's a whale of an investment!" then I most assuredly plead guilty. * * * DEAR MR. CAMPBELL: I have land valued at about $50,000. If I sell it, what per cent should I receive? I want to sell it on a 3-year basis, since in this way I don't have to pay all the tax in one lump sum. What per cent can I charge the client, and also what down payment should I get and the amount yearly? MR. A.P. ANSWER: I am afraid that there is no answer to your question on any of several grounds since I don't know what your normal tax situation is, for instance, there is no way for me to advise you on how you should accept deferred payment on the properly most advantageously. And, as far as the details of the deal, are concerned — in regards to down payment and interest charges—this is strictly a matter of negotiation. You should get from the buyer the down payment that he is willing to pay, and you should charge him an interest rate on it that is comparable to the rate prevailing for the same type of financing among your local banks. I suggest that you check with a Certified Public Accountant on the tax end of your question, and check with your local bank, too, on the sort of interest rates it is commanding. While we are terribly tempted by it, however, we don't like to dash into anything hurriedly, and there are, admittedly, a few features about the house that disturb us. He has now told us that what we should do is buy it immediately and then, six months later, he would buy it back from us, personally, if we have changed our minds. ANSWER: You can try it, if you wish, but I can virtually guarantee you that you are going to offend him, not to mention baffle him. A 100 per cent mark-up on a home improvement isn't out of line by today's standards, and, in fact, you misty be pretty lucky in getting off so easily since 200 and 300 per cent mark-ups aren't exactly unknown.
