(Good thru 10486) A By PRUDY TAYLOR BOARD Special to the News-Press WEVU-TV, the Southwest Florida ABC affiliate, will move Into new studios in Bonita Bay by the middle of next year, according to president RayKarpowicz. The studios and offices are to be in one of three buildings in the Bonita Bay Executive Center along U.S. 41 in Bonita Bay. WEVU is to occupy half of its building 16,000 square feet as a tenant.

The company eventually will expand in the structure with an eye toward eventual purchase, according to Karpowicz. "The building is designed for expansion," Karpowicz said, "so as the years go by and the market grows, we'll need additional space and we're looking at taking over the whole building in time in stages We will be purchasing the building at some point later." Karpowicz says the new project will contain a "state-of-the-art" television broadcasting facility. "It will give us more opportunity to do local production work, more local programming. Karpowicz says there will be special hallways from which visitors can look into control rooms and tape rooms. Visitors will be able to see a newscast in progress, but without Interfering with the program. Another unique feature projected for the new facility, according to Karpowicz, is that it will allow for program production outdoors. The front entrance area to the building can be used as an outdoor studio with a lake in the background. The other buildings are to serve as headquarters for Weitz Properties developers of Wild Pines condominium community in Bonita Bay, and as executive offices for Bonita Bay Properties Inc.

Bonita Bay Executive Center is a David B. Shakarian development midway between Fort Myers and Naples. Each of the three buildings is to cost more than $3.5 million to build. The Executive Center is the first commercial development in Bonita Bay. Weitz Properties is construction manager for the project.

Architectural Resources Inc. of Fort Myers designed the center. Meanwhile, WBBH-TV, the local NBC affiliate along Central Avenue in Fort Myers, is undergoing both renovation and expansion. An additional 17,500 square feet is to be added to the station's 7,000 square feet. The new space is to be used as offices.

The existing space is to be remodeled. It is to be used solely for studio production and engineering operations. "We've wrapped the existing building so that It's completely disguised from the street with a new two-story office structure that has an internal atrium," says Joe Barany of Architectural Resources of the renovation design. Barany's company designed this project as well as the WEVU building. "All the offices either open out or focus back in on that atrium," Barany says.

Barany says the $1.2 million project is in phases. The office space is scheduled for completion near Jan. 1. The renovation is to be completed by mid-April. Renovation and expansion of a master control block will be the final phase.

Wright Construction is the general contractor. Howard Hoffman, vice president and general manager of WBBH, says the expansion will "make this company a lot more efficient than it is today and give the employees a much better working environment. We'll have all new, modern work stations, brand new furnishings, and we feel everyone will be much more efficient and we'll be able to provide a much better product." Another TV broadcaster is making moves, too. Mitchell Haley, production director of WFTX-TV (Channel 36), the local independent station on Pine Island Road, has confirmed that starting Oct. 18 and 19, WFTX will produce and air a program entitled Lee County Real Estate.

The program, which is to be aired twice each weekend at 8:30 a.m. Saturday and 10:30 a.m. Sunday is to feature slides of real estate listings. The program also is to include interviews with area real estate professionals, builders, interior decorators and trades people. The program idea was originated by, and is being packaged by, Clyde H.

and Phyllis Royal, publishers of Lee County Real Estate Magazine. In other real estate activity around Southwest Florida: Lee County commissioners approved issuance of $15,200,000 in industrial revenue bonds to Heritage Centers of America Inc. for the construction of a five-story, 166-apart-ment building for retirees. The construction is to take place on 6.3 acres at Winkler Avenue and Evans Road. The project is to include a commercial kitchen, central dining room, crafts area and exercise rooms.

According to Duane Fike, marketing vice president with Heritage Centers, no general contractor has been selected. Architect is Don R. Kirkman of the Wedgwood Group of Vancouver, Wash. Heritage Centers has apartment projects for retirees in Kansas City; Wichita, Denver, Omaha, and Dayton, Ohio. This is Heritage's first venture into the Florida market.

Fike says the company expect to break ground by Nov. 1 with completion anticipated within a year. Leasing will begin between May and June of next year. Heritage Centers is headquartered in Kansas City, Mo. The Days Inn at 1099 Cleveland Avenue in North Fort Myers has been sold by Fort Myers Motel Associates and Tampa Motel Management Inc.

Manager Curt Nussbaum says the interiors will be renovated, including installation of new furniture, TVs and air conditioning units. The front building, where the office is now, is to be made into a separate restaurant and the offices are to be moved into the motel. Nussbaum says renovation is already under way.
