14 PLAN LARGER BUSINESS ZONES A $500,000 OFFICE AND LOFT STRUCTURE TO BE ERECTED ON UPPER SEVENTH AVENUE. Probable Effect of the Project on Construction Work Builders and Active on the Upper West Side. Realty activity last week resulted In the a number of largo plots In the upper West for immediate Improvement with high class apart xnest houses, and the taking over of some big mldtown properties by speculative builders and construction companies, which have had plans drawn for putting up on their new sites loft buildings of twelve stories or more. The business done showed no invasion of what be called a new territory of usefulness for the leading Investors and speculators of the greater city. It was In the districts of Manhattan Island which have figured so prominently because of their real estate vlror since January that the majority of sales reported were made.

A transaction was perfected which will have. It Is thought, a most Important effect on future operations in the upper Seventh avenue district. It was of the leading features of the week. For years the upper Seventh avenue zone has been especially noted for its fine apartment houses and for Its large number of small, old buildings, some used for residential and others for The building lines of the district are to be changed in the near future by the erection of a twelve story loft and office building by the Selkirk Realty Company. It purchased laat week from the Seventh Avenue-64th Street Company, through Norwood A Marden, a parcel MO feet square at the southeast corner of 54th street and Seventh avenue.

On that cite are five dwelling houses and a flathouse. The property was held at £50.000. The selling company purchased the premises last July from the Mills It Is on that site that the Selkirk Company will pet up the proposed loft and office building which will represent. It is said, an investment of $500,000. Xt will be ready for occupancy next summer.

Aceordins; to reports, it has practically been leased for a term of twenty-one years to an Eastern automobile concern. The lessees will occupy a part Of the building. Within a short distance west of the site is the Automobile Club of America, and the southerly end at what Is known In the automobile trade as the automobile store district. After once getting a foothold In a district the automobile Industry has Quickly become firmly Intrenched, and in a remarkably short time has reflected Its presence In the types of the new buildings. REALTY CHARMS OF THE DISTRICT.

The upper Seventh avenue may be one of the most suitable districts for the further extension of this automobile centre, but to many real estate experts this part of the city, which In recent years has received little attention from builders of fine apartment houses, seemed destined by nature and location to be one of the greatest apartment house districts of the greater city. It Is Just north of the principal amusement centres of the greater city. It is Just west of the big Fifth avenue retail shopping cone. It is only a short distance southeast of beautiful Riverside Drive and its surrounding territory, and bordering the district on the north Is Central Park. Moreover, within a short distance east of the section Is the upper Fifth avenue residential region, where plots and bouses bring the highest prices paid in the market.

That is not all. Almost bordering the section on the east is that fine hotel centre at street and the Plaza, and some blocks west of the zone is the second largest amusement centre on Manhattan Island. If this is not a place with all the realty measurements necessary for the creation of one of the most and one of the most profitable apartment house territories, then the standards by which such districts are gauged must in this respect be useless. Many miles beyond this well located district millions have been invested this year in the improvement of sites with some of the best built houses within the boundaries of the city. Many millions, too, have in recent years been spent in creation of a new xnidtown hotel district, and also in an attempt to preserve the charms which made the old Knickerbocker district just north of Washington Square well known years ago.

It may be too late now to mike of the upper Seventh avenue district what it ought to have beeen years one of the greatest residential centres of the city. For years the trend of realty affairs has been for pushing the apartment house lines further north each year, and of changing the central divisions of the city into regions almost entirely occupied by business houses, with transient hotels as the only type of residential structure within the district. Some real estate experts have prophesied that within twenty years there will be comparatively few dwelling houses south of £9th street. These same experts have also said that within a less period than that iTth street from the approach to the Bridge to Ninth avenue will be one of the leading retail shopping centres of the greater city. These things have perhaps had considerable weight In causing many big speculative builders and construction companies to pass by unnoticed the upper Seventh avenue district in order to become aligned with many persons and concerns engaged in the development of the upper sections of Manhattan Island and with the task of increasing the residential and commercial vigor of The Bronx.

AN ATTRACTIVE BUSINESS ZONE, The central Fourth avenue district as a field for Investment and speculation is exerting its influence once again In many realty circles. The drawing power of the district was shown last week in certain announcements regarding projects for the Improvement of cites there and by the finding of lessees for loft space in buildings not yet ready for tenants. One of latest Fourth avenue projects calls for the erection of a sixteen story store, loft and office building on a plot at the northeast corner of 20th street and Fourth avenue. The building is to be put up by Charles Brogan, from plans by Neville Barge, at a cost of about 3400,000. He recently purchased the site from the State Realty and Mortgage Company.

The plot, which is opposite All Church, measures 63 feet in the avenue and feet In 20th street. The work of improving many of the sites which wore bought this year and which have large frontages in the avenue is also well under way. A permit was Issued last week for the razing of the old Clarendon Hotel, at Fourth avenue and 18th street. On that site Is to be erected a big commercial building by Henry Corn. There Is such a demand for business space in this part of the city that the many building plans for the Improvement of plots in the zone are likely to be notably successful.

On the easterly side of Fourth avenue, from 27th to street, the heirs of the Cooper estate are putting up two big commercial structures, which will be known as the Peter Cooper Buildings. Already considerable space in these has been leased from the plans. Last week Frederick Fox Co. rented two entire floors, containing about 70,000 square feet, in those structures to James R. Keiser.

Incorporated. The lessee la -one of the largest manufacturing concerns in this city, dealing in men's and women's neckwear. In regard to the lease James R. Keiser said: "After many months of thorough consideration of the question of locating a large manufacturing business in New York, the conclusion was reached thai the Peter Cooper Buildings offered all that was desirable and necessary for this purpose. Fourth avenue, with its great width and convenience to all lines of traffic, makes an ideal site Cor a large business building, and the conveniences for visiting buyers and the small army of workers who have to reach the building each day were and had to be considered in the selection of a permanent home." TRADING IN THE WEST SIDE.

Among the large deals in the upper West Side reported last weak was the sale of Dacona Hall. a sew ate story elevator apartment house, on a flat Mfc Oat feat, at the southwest corner of Claremoot avenue and 1224 street, for the Dacona Realty Company. The buyer was an investor, the price betas; about 530G.000. Another big West Bide deal last week was the sale by Arnold, Byrne A Bauman for G. to the Ferguson Brothers A Forshay Entiassrlng; and Contracting Company of a plot.

It was at first reported that the buyer was likely to replace the old hostlcry on the site with a twenty story office and loft structure, but that report was quickly denied by purchaser. who said his plan in regard to the property was to offer it for resale. This transaction In nowise affects the leases on the property, and therefore the career of the famous hotel will not end, at least for some years. The H. H.

Fuller Company was the broker in the transaction. Some months ago plans were perfected for replacing the landmark with a modern hotel structure, but that project was abandoned soon after the details of it became known. Many real estate men think that a new hotel, to be known as the New Gilsey House, will eventually adorn the premises, owing to the success of some modern hotels built in the district in recent years. There was only one unpleasant feature of the trading in the real estate market last week, and that was the scarcity of buyers in districts in The Bronx which have been attractive for many months. TO HELP NORTH BRONX.

Transit Facilities There Will Soon Be Considerably Better. The transit facilities in the upper part of the Bronx will be considerably improved by the opening of the New Tork. Westchester Boston road, the construction of which is now well advanced and which will be completed within the next year and a half. This road virtually bisects the district which is now most in need of transportation facilities, as it runs midway between the tracks of the Harlem Railroad and the Harlem River line of the New York, New Haven Hartford. It is a fourtrack electric road, built on private right of way, and Its construction is much like that of the subway lines, except that it is not built underground.

Two tracks are to be devoted to express and two to local service, and Its trains will connect directly with the subway at West Farms and with the East Side elevated lines at 133 street. The Westchester road will have several stations between the Bronx Park system and the city line In the district which now contains relatively a sparse population. Its schedule will enable passengers to go from Pelham Parkway, the southern border of this section, to 42d street by way of the elevated road in twenty-two minutes or to the Brooklyn Bridge in thirty-three minutes. From the northern boundary of the city it will be possible to make the same trips in twenty-eight and forty-one minutes respectively. Thus the upper part of the Bronx will be brought as close to the business section of Manhattan as the lower part of the borough now is, and its population may be expected to increase more rapidly in the next three years than that of the lower part of the borough has in the last three.

MORE BUILDINGS AT RUGBY. Wood. Harmon Co. have sold to the Marin- Seigei Realty Company the entire block front on Linden Boulevard, Jretween East 45th and East 461h streets, Rugby. The Marin-Seigel Company will at once begin the construction of eight semidetached two-family houses of a novel type.

These will be built of light pressed brick and will be handsomely trimhed and finished inside and out. A $200,000 HOUSE FOR C. V. BROKAW. Clifford V.

Brokaw will erect a Colonial house costing about $200,000 on the Walter E. Duryea estate tract at Glen Cove, Long Island, which he purchased recently through William L. Hicks for $150,000. Plans for the dwelling, which will measure 300x60 feet, have been prepared by Little A O'Connor, of this city, who have also drawn plans for an extensive garage. The Duryea estate comprises fifty-two acres.

THOMPSON -STARRETT CO. IN TACOMA. The Tbompson-Starrett Company has been awarded the general contract to erect a six story banking and office building for the Fidelity Trust Company at Tacoma, Wash. The building will of steel skeleton construction, with concrete fireproof arches, and exterior of pressed brick with terra cotta trimmings. It is to be ready for occupancy on or before May 15.

The contract it between $200,000 and $226,000. TO BUILD AT KENSINGTON PARK. Wood. Harmon Co. have gold to Michael Melody a tract of nineteen lota at 46th street, between Seventeenth and Eighteenth avenues.

Brooklyn. It is part of their Kensington Park property. Mr. Melody is a Philadelphia builder. He has built many houses there.
