Sean Kelley, the penitentiary's program director, said that visitors walk through each of the 13 rooms of the prison in time -released small groups. "Terror Behind the Walls" is a low-gore haunted house that exploits the talent of its 130 costumed prisoners, prison guards and psych patients. If you think you'd like to get into the haunted house business, be prepared to spend some serious money. "It costs somewhere around $20 per square foot to build an attraction, $7 per square foot if you want a consultant like me and you should set aside per square foot for advertising," Pick el said.

To be profitable, a haunted house depending on its size and the admission charge needs to attract about 20,000 people during the fall season. Kelley boasts that "Terror Behind the Walls" has been successful throughout its 16-year history. Halloween tours represent 60 percent of Eastern State's operating income, Kelley said, and because the penitentiary is a tax-exempt charitable organization, every penny made during the tours goes toward the preservation of this national historic landmark.

When haunted houses have multiple elements in their attraction, it is easier to get customer to pay higher admis sion prices because they feel like they are getting their money's worth, said Pickel. That's how "Terror Behind the Walls" is structur ed. With the addition of Night Watch, a walkthrough tour of parts of the prison with a flashlight, "Terror" has five elements, including Intake (hop on a prison bus where you'll hear the moaning of the incarcerated), Maximum Security, and The Experiment (a journey through a madhouse after the experiments have gotten out of hand). Eastern State Penitentiary doesn't even need darknes to attract visitors. Daytime tours are popular.

"The months of September and October are actually the busiest for our daytime tours," Kelley said. "People might think that the night tours deflect people from coming to daytime tours, but it is actually just the opposite. I suppose because they see the intricacies of the prison and become interested in seeing more of it, they usually come back for daytime tours." cessful haunted house." That comes to about $225,000 just to get started. Eastern State Penitentiary's 11 acres contribute to its spacious but still spooky feel. And the fact that it is already a creepy building is another advantage.

"Other haunted houses spend years, literally, trying to get an ancient and storied feeling to their building Kelley said. But new construction inevitably ends up smelling like paint and plywood.
