March Gulfside Development Co. Inc. of South Miami, said his company will redevelop the struggling mall for retail use but hasn't decided exactly what it will do. "It will slowly be wound down and demolished, more than likely, or a portion of it will be demolished," Ward said. He said Gulfside will probably decide what to do with the 66-acre property along Woodruff Road in the next 60 to 120 days.

"It won't be a regional mall, I can tell you that," Ward said. The deal had been scheduled to close in late November but didn't officially close until last week, Ward said. He declined to reveal the sales price. The new owner, Canyon Gulfside Greenville LLC, includes Gulfside principals and other investors, Ward said. He said Gulfside should break ground on the redevelopment in a year to 15 months and that the new property could be open for business at the end of 2007 or early 2008.

Ward said his company has talked to retailers interested in doing business in the redeveloped property, but he declined to identify them. "We have discussions going, but we certainly don't have anything that's finalized," he said. The mall has been struggling for years, and much of it sits empty today. Of the retailers still there, Ward said the Hollywood 20 movie theater will stay "as far as we know," but he didn't know the plans of the other stores. Kelly Klaker, manager at the Harold's clothing store, said her store is moving to The Shops at Greenridge, a new shopping center just down Woodruff Road.

She said Harold's will close at Greenville Mall on Jan. 21 and plans to re-open at Greenridge onjan. 28. Managers at other stores in Greenville Mall including Eddie Bauer and Oshman's Super-sports, now called Sports Authority declined comment. Some local real estate brokers who specialize in retail properties said the sale is a good thing.
