The Week-end Gardener Pyracantha Is Local Favorite By JOHN HARLOW "I bought a pyracantha that was supposed to have red berries and instead they have turned out to be orange!" This is a complaint I hear frequently. Until a few years ago a great many orange-berried pyracantha were sold by local nurseries, but recently the demand has become so constant for the red berried pyracantha. that the majority of plants stocked are the red var- Tho next few days may be ns perfect a time for planting bare root roses as wo are apt to have tbis spring. With cloudy skies and plenty of moisture in the air there Is little chance that the roots of roses will dry out while being planted. The usual reason for the failure of bare root roses is that, at some point, the roots have become dry.

An ideal time to plant any bare Now-Is IdealRose Planting Time lety. As a matter of fact, I venture a guess that one would have difficulty in purchasing a real orange berried pyrancantha locally. EVEN WHEN not in berry there is no problem in distinguishing a plant that will have orange berries from one that have red berries. The leaf of the yellow-orange berried variety is definitely 'pointed while the leaf of the red berried variety is rounded. Orange red berries on red berried pyracantha are suffering from sun burn.

Planted against an east or north this sun burn will not occur. Next year, to insure red berries for plants in sunny locations, be careful when pruning to leave enough foliage to shade the berries from the sun. The value of foliage as protection from our scorching sun is often overlooked. A number of lemons were spoiled on my espaliered meyer lemon this root stock is during a rain. fall because, in my zeal to improve the espalier effect, I cut away small leaf branches which haql shaded these lemons.

THE KEASON that it is undesirable to prune Tucson roses as heavily as the pruning recommendations call for in other sections of the country is that sufficient foliage is necessary to protect the rose canes from the desert summer sun. This should be kept in mind when pruning roses this month and next. Plan Your House For Easy Expansion House Trading Advocated By HlStfRY J. WINGATE An expansible house i solve the problem of a small family requiring more space in a few years but whose financial means at the moment limits the present size of the house. AN EXPANSIBLE must be first planned as a complete unit, the way the owner wants it to-appear eventually. I is then separated into its logical parts and the sequence of additions determined, always with the thought in mind that the house must be complete in appearance and function at each step. THE BASIC UNIT must pro- 'vide all facilities for the normal life of a small.family, including livingroom, bath dining area, kitchen, storage space, heating and laundry facilities.

Some rooms can serva two purposes. Additions should be designed so that there'is little disturb- 'ance to the family while hew building is in progress, so that no space is wasted, and so that there is always convenient traffic flow from room to room. OPENINGS TO later additions should be framed for their, final purpose when the basic house is built, such as tion of a window in the space framed for a future door. Pipes, ducts and wiring needed for future additions should be roughed into the basic house to save money on ripping out and rebuilding. Resilient tile flooring'can be installed in each area of the house as it is added.

Choose colors and designs to harmonize with the already completed sections. THE INCREASED over-all cost is usually offset by savings in maintenance, interest, taxes and "insurance between the time of building the basic unit and the later additions.

Before planning expansible house, the owner should carefully examine zoning ordinances and restrictions in deeds because these may control the size, and price of the house. Many communities prohibit small homes where completed would overshadow the other houses, as this has a tendency to lower its value in event of sale. By Building Industry By DAVID BAKEUTHER How to trade in your house for a new one--the way you trade in your automobile--was the biggest problem tackled by the home building industry in the past.year. Progress was made in ironing out the wrinkles--persuading banks and other lending institutions ti 'play ball with builders, who would modernize traded-in houses to make them marketable--and now the idea is expected to grow into the biggest development for the home building industry and the home owning public for 19D4. THIS CAN mean a lot to you, even if your house was built since World War II. Home builders admit that some four million two-bedroom houses, nicknamed "birth 1" houses, were built in the last seven years.

They have prrjved too small for growing families. Furthermore, more than half of the houses in the country are over 35 years old. of people run into a road block in do-it-yourself and modernization dreams. It might be a fine idea to fix up the old place, but the job just seems to be much, A new house may be the only answer in these cases. Of course, anyone living in an old house can sell it and buy a new one.

always simple. You have to find a buyer by advertising or listing with brokers arid then try to convince the buyer that he can fix the house up. He has to have the cash you want plus the cash or loan to modernize the house. LOTS OP OTJ) houses have wonderful intrinsic value, but little sales appeal. The trade-in idea would persuade banks to recognize the true value and possibilities of an old house, make a commitment to a builder for a modernization" loan and make as goo'd a mortgage breajc for the buyer as he would get on a new house of a similar price.

Under the present system, bigger down payments are required on old houses than on new houses. Federal Housing Administration is trying to change this and FHA Administrator Guy Hollyday recently said congress would be asked to "make it possible to treat old and new housing more nearly alike." THE ONM way to get lending institutions all over the country to back this program uniformly seems to be through the FHA system of Insuring loans. So the FHA has already made rulings to encourage builders to take old houses in trade--to cover a man's down payment, or more, when he wants to buy a new house--. modernize it and then resell If. THERE ALWAYS are small families looking for a houses.

And there always are families who need more of a house than they can afford in new construction. The National Association of Home Builders is strong for the trade-in idea because it knows that the housing shortage has been filled. A demand for new models and better housing must be tapped If their iri- dustry is going to continue at full blast. And their industry, including all building trades workers and manufacturers of materials and equipment, is vital to'our national economy. The builders also know there is a demand for trade-Ins because four out of every 10 prospects for a new house already own a house.

BUT MANY problems remain to be ironed out. House and Home, trade publication of the home building industry, has summarized some of these hurdles: "Owners of old houses have an inflated idea of old-house values. "Selling new houses Is not tough enough to resort to trade- ins. "Builders do not like the Idea of getting into the.realty business of having to make two sales to complete a deal." But at the same time, House and Home, canvassing builder opinion, quotes M. M.

Robinson of Detroit'as saying: "Any efficient operative builder should be able to make as much money building five new houses and modernizing five old ones as he can make building 10 now houses." AND ROBERT Kendler, president of Community Builders, described as Chicago's largest remodeling firm, chipped in with: "There is more money in modernization than in new nouses." If that is the case, there is a moral to this tale: Modernize your own home. BUT, House and Home tips'off the builders: "Consider only major improvements that will increase marketability and useful life of the house. Avoid overimprov- ing it for its neighborhood." J. R.
