March 1, 1992 Drafts can be prevented By MICHAEL THORN-LESSON Dally News Most people love to have lots of windows in their homes. Windows make a home bright and cheery by letting the sun shine in, and give you the feeling of openness. But when winter hits, do you notice a draft of cold air breaking in from your windows? Here are some winter window hints for keeping the warm air in and the cold air out. The first step for reducing cold air drafts and heat loss is to inspect your home from both the inside and outside. Be sure to check the areas where window frames meet the structure or siding of the house.

Plug any cracks or openings with caulking or weatherstrip- ping. Caulking should be used to Seal all small cracks on non-moving surfaces, inside and out. Weatherstripping is used on windows (and doors) and other movable parts of the house. Storm windows can also keep the heat you're paying for inside. If purchasing storm windows isnjt within your budget, consider making your own with clear plastic film and a light wooden frame.

Inexpensive kits can also be purchased at most hardware and home improvement stores. And have you considered the glass in the windows? Ordinary window glass transmits ultraviolet See LESSON, 2-C Inside Real Estate Features 1C-2C Business Service Directory 2C Showcase of Homes 3C-5C Help Wanted 7C-9C Automotive Ads 9C-10C Real Estate Showcase Solid comfort This is a wonderful two-story home located at No. 9 Trade- winds in the Campeche Cove subdivision. Homeowners part of rich of island life The friendly and involved people who own homes on our magic island play a major role in making Galveston "a great place to be." The unique blend of home ownership in Galveston is shared not only by BOI's (Born On the Island), but by newer permanent residents, numerous retired individuals, weekend residents, out of town owners, and a large number of people who work in the Houston area and live here. I have had the privilege of talking with several individuals who have recently purchased homes in Galveston.

To better understand the growing appeal to own a part of the island, I interviewed the following persons, who represent only the tip of the iceberg, regarding their Galveston Island purchase and why. In 1991, Jim and Sally Laney purchased a historical home built by Thomas Henry Borden in 1874. Eldrege Langlinais Jim earned his Ph.D. in clinical psychology and is currently in private practice in League City. Sally works as a physician's assistant in the same city.

The Laneys are permanent residents of Galveston and work a very long work day some 25 miles away. The striking couple's love for the island is reflected in their willing and outspoken comments. "We love Galveston, being close to thejwater, and the island community. There's nothing better than a historical home, wood floors, tall ceilings, antiques, then put all of this on Galveston Island. The qualities of the island are marvelous.

There is a unique combination of the historical and a tropical resort. We enjoy the laid-back life, style and casual living. I can leave my coat and tie on the other side of the causeway and feel comfortable anywhere we go. Where else can you live in a Victorian home with tropical gardens and palm trees, and all of this on the ocean? Galveston Island is full of potential," they said. Tom and Jan Malone's weekend home was featured in the 1991 Galveston Historical Foundation's annual historic homes tour.

Tom is the owner of Malone's Paint and Body, Inc. and Jan is employed by a natural gas marketing firm. Both work in Houston, have a permanent home spend. most weekends on Galveston Island. A Liza Minnelli look-alike with a vibrant and entertaining personality, Jan Malone states, "We bought our Galveston home in 1987.

We loved the house, it was in the area we wanted, Victorian and affordable. It needed major restoration and three years later we moved in. We love Galveston, but we will have to settle for being weekend residents until our daughter, Jennifer, leaves for college. Galveston is a wonderful little city. We have great restaurants, medical facilities, a library, theaters and shopping.

Galveston is a great place to retire. There is a house for everyone in every price range and size, from cottages to mansions. While there are other quiet places to retire, Galveston offers an element of excitement for those of us who don't want to sit still. Those other may have. trees lakes, LANGLINAIS, 2-C Bill Etheredge Price is key factor in 1992 Given the current real estate market in Galveston County, if you're trying to sell your home, you need to be sure you've got the right approach.

Everyone knows they should put their home's best foot forward shine up the house, trim the yard, make needed repairs, etc. But there is more to selling. Realtors used to say it was "location, location and location" that makes a sale. Now it's "price, price and price!" Today's pricing strategy can be the most important factor in selling your home. Pricing your home correctly from the start increases the likelihood that the home will sell.

A Realtor can help you determine a fair price because he knows the market. He can help you compare the recent selling prices of "other homes in your area, local market conditions and specific factors about your home. The real estate market includes the number of previously-owned homes on the market and new homes available with favorable financing. The competition may be tough, but sellers can rise to the challenge by pricing homes competitively. Your home's price should be comparable to similar homes in your area.

The amount of money it has cost you, the improvements and investments you've made, cannot change the market. Traditionally, homes havs appreciated in value, but, as we know these days, this is not always true. If a home is priced too far above its actual market value, you may wait a long time for an offer. Your own circumstances will determine how long you, before ac- ETHEREDGE, 2-C 1 COUNTY'S LARGEST CIRCULATED DAILY NEWSPAPER CALL US Classified (409) 744-7355 Houston Line (713) 488-1009 Dickinson Office (713) 337-6397 INDEX BUY IT SELL IT FIND IT 002. 004.
