Salesmanship Talk Set for Wednesday "Salesmanship in Closing" is the title of an address to be given before members of the Oakland Real Estate Board at Hotel Coit, Wednesday noon, September 11, by Mortimer Smith, vice-president and manager of the Oakland Title Insurance and Guaranty Company. Because of the important technical Information to be discussed by the speaker, a special invitation has been issued to salesmen by Norman Ogilvie, president of the Realty Board. The session is the organization's regular monthly luncheon meeting. The vast majority of realty transactions which are brought to a title company escrow counter to be closed and which fail of closing, Smith says, arc lost because the agent handling such a deal has not properly prepared it. He holds, also, that a realty transaction adequately prepared is ninety per cent closed. "Because of the important service to the buyer and the seller and the agent involved in a realty transaction, that Is rendered by the title company's escrow agent, the matters to be presented in this address are of direct dollars and cents value lo every realtor," said President Ogilvie in announcing the meeting. Shattuck of Los Angeles, plans to set up special JPHA machinery through which such bousing, where needed, might be created so far as possible by private effort, with the Reconstruction Xlnance Corporation, if necessary, as senior partner. If defense emergency housing can be supplied through private effort, with such aid as may be needed rather than through direct building by the Federal Government, it can be created more quickly, with less adverse effect on other1 existing housing, and it will have greater salvage value in any Instance where cessation of employment brings a ,c.utck end to the need of extra hous-Tieft' attucfc pointedout, ' J Forty new - home owners have moved into Melrose Highlands since his organization became the selling agents for this home development less than eight months ago, it was announced yesterday by Phil Her aty, realtor-builder. More than a hundred homesites have been sold, twenty new homes are under con struction, and others are starting each week, Heraty said. 'Modest income families from all parts of the Eastbay have appreciated the advantapes of homes in this new Melrose Highlands home area," Heraty said. "All are sold on FHA terms, with prices on two-bedroom homes beginning at $35f)0 and even for a three-bedroom home in Colonial style seldom going over $4750. The variety of sites available, all averaging 50x100, and also the vari ety of plans by which homes may be acauired have made them doublv attractive. In the monthly payments, which conveniently include taxes, insurance and mortgage insurance, the range is from $25 to $35, actu ally not as large as rent for a comparable home. ' ATTRACT FAMILIES Families with children have been particularly attracted to Melrose Highlands. Tranfportation, schools and stores are conveniently near, and the energetic educational program has merited the attention of all potential buyers. For the home owner's protection, all homesites are carefully restricted. All homes are FHA approved and inspected during construction. Climate and the surrounding view of the valley have attracted many, but to most home seekers the low cost of the sites and ease of the financing arrangements are the final selling points.
