16: THE PALM BEACH POST" RESIDENCES .ADVERTISING, ECTJON .SUNDAY,- DCf MBR,7jf 1997f J, The 'owners manual' repair book for the whole house down. It's lively, filled with interesting photos and very educational. His "Top Ten" comeback tips are: Play golf, stay focused, be paranoid, be passionate, go against the tide, go with your gut, work with people you like, be lucky, get even, and always have a prenuptial agreement. He adds, "Greed is good." "Above all, keep your eye on the shop. I said it before, and I'll say it again: If I'd kept my eye on the ball, I might have been able to anticipate the systemic economic problems in the early '90s. But I didn't. I left the day-to-day business up to others." Trump isn't afraid to admit his mistakes, but he is quick to praise those who helped his recovery. Neither is Trump shy about criticizing others, especially writers who didn't write favorably about him. He seemed to enjoy ruining the newspaper career of a Wall Street Journal writer who treated Trump badly. Also, he knocked a magazine editor who promised to make up for a bad story about Trump by writing a favorable one, but then published another critical article. Trump shows he knows how to get even. He never hesitates to criticize as well as praise individuals. This is the best real estate book of the 52 I've reviewed in the last year. Every serious realty investor and agent, and anyone who wants to be successful in real estate, should study it for insights to success. By ROBERT J. BRUSS Tribune Media Services THE GADGET GURU'S MAKE-IT-EASY GUIDE TO HOME REPAIR, By Andy Pargh. Warner Books; 1997; $9.99; 252 pages. As I began reading this simple, easy-to-understand home repair book, it dawned on me this is really a homeowner's repair manual, much like the owner's manual that comes with a car. This new book can either be read cover to cover, skimmed to get a general idea of its contents, or read just for the section explaining how to make an urgent repair. The many "make-it-easy" tips scattered throughout the book simplify what other home repair books take pages to explain. For example, make-it-easy tip number three explains how to find a stud (meaning the wood behind the wallboard). Since author Andy Pargh is a great believer in gadgets, he recommends using an electronic or magnetic stud finder to simplify the task. What makes his home repair book so useful are short, yet complete, explanations of how to accomplish a task. Although most chapters are just a few pages long, that's usually sufficient because of the many diagrams, tips, photos and helpful hints. There's nothing very technical here. But you'll know how to get the job done. Whether you are an experienced han- which may repulse some readers. Others, however, will admire his honesty in writing what he thinks no matter whom he offends. 1 More important, the author explains the actions he took to turn his fortunes around when his first marriage to Ivana was collapsing, banks wanted to foreclose, and his Atlantic City gambling business wasn't doing well. Trump admits he made serious mistakes by not attending to business in the early '90s. Then he explains what negotiating strategies he used to cut debt, sell off assets and come back financially stronger than ever before. The reader cannot help but be impressed with the man's guts and energy to do all that he does to accomplish so much. Yes, he brags, but he has a right to. Realty investors will especially enjoy this book because Trump explains how he views property acquisitions. Often he doesn't know exactly what he will do with a property after he acquires it. Trump advises being flexible, as he illustrates many times in explaining his various projects. "My policy is to learn from the past, focus on the present, and dream about the future," he writes. His acquisition of the rundown, 72-story 40 Wall Street building for only $1 million is a negotiation classic. This book, about what the nation's sharpest real estate investor did to make his remarkable comeback, is hard to put diperson or a novice homeowner, this book has what you need when it comes to home repairs. If the job is too complicated, Pargh explains how to hire a professional contractor without getting taken. As the NBC "Today Show" resident home repair honcho,- Pargh knows how to explain everything in sound bites that are direct and to the point. Although no home repair book explains how to repair everything around the house, this one covers the essentials. It explains the simple repairs, but recommends hiring a professional for the complicated ones requiring special skills and equipment. When that becomes necessary, the reader will know what needs to be done and how to prevent home repair ripoffs. On my scale of one to 10, this excellent book rates a 10. Overcoming adversity TRUMP: THE ART OF THE COMEBACK, By Donald Trump. Times Books, Random House; 1997; $25.95;233 pages. Real estate is the basis of Donald Trump's $4 billion net worth today. But just a few years ago, he was worth a minus $900 million. That remarkable comeback, without filing bankruptcy, is what this new book is all about. Along the way, Trump shares his philosophy about such matters as divorce, tmuilMtm Mam fRiitm iMmt$t (fmnm miimm tfottfi fft fitter Zfcaid Fabulous 2 Story, 3 Bedroom, 2 Full Baths and 2 Half Baths, first floor Library or optional 4"1 bedroom.
