Although he’s working on a slower timeline, local developer Noah Morgenstern is also looking to n ame a Retailent Roches- t er winner in December. H is seven semifinalists will go before a public a udience and pitch their i deas later this month. T he crowd will pick a fin al three that will go before a panel of judges. After the three finalists pitch their ideas, the judges will deliberate for two weeks, then name a winner. Morgenstern said he will work with the runners-up to get them disc ounted rent at the two v acant storefronts along- s ide 155 St. Paul. Before starting this c ontest, Morgenstern s aid he asked people in t he St. Paul Quarter n eighborhood what type of business they wanted. After applications came in, Morgenstern said he picked the seven, in part, because they offered what locals wanted. Morgenstern he also picked based on entrepreneurs who had realistic fin ancial projections. “ We were really look- i ng for people who understood their growth and w hat their expenses w ould be,” he said. B oth Morgenstern and J agel from YEA said their advice to entrepreneurs in the contests is to be confident. And when it’s time to speak before the panel, it boils down to one message: “Who you are, why you have an awesome product, why now, do you have c ompetition and if so, why y ou’re going to kick their b utt,” Morgenstern said. Both efforts from Mor- genstern and Jagel are trying to address a larger issue in Rochester: the vacancy rate of downtown business buildings. A 2015 s urvey from the Roches- t er Downtown Develop- m ent Corp. showed that 24 percent of Class A of- f ice space is vacant — the h ighest mark in at least 10 y ears. Class A space is n ewer, higher-rent space with amenities and in a prime location. The RDDC data doesn’t track retail spaces, but both Jagel and Morgenstern say they’re motivated by filling retail space downtown. The premise behind t hese two contests is that b usinesses in early stages c annot afford to pay full rent for a downtown storefront. However, operating rent-free for a year would allow the business to drum up customers and squirrel away profits. After a year, ideally, the tenant can start pay- i ng a discounted rental r ate. Further out, the b usiness could pay the go- i ng rate for the space they use. Both competitions will have second and third iterations to get more businesses matched with vacant spots.
