On my scale of one to 10, this outstanding book rates a solid 10. YOUR SUCCESSFUL REAL ESTATE CAREER, THIRD EDITION, by Kenneth W. Edwards. Amacom-American Management Association; 1997; $17.95; 183 pages. Real estate sales are booming in most areas. That will bring out a new crop of real estate agent recruits. If you are thinking of entering real estate sales, first read this excellent new book. It's filled with sage advice from a real estate pro who knows the field extremely well. Kenneth W. Edwards has been involved in real estate sales, teaching and writing for many years. He has seen very successful agents and some of the worst agents, too. In this latest edition of his positive, upbeat, enthusiastic book, Edwards shares what makes a successful sales agent. He also explains who should not embark on a realty sales career. The subtitle of the first chapter sums up the book: "It's a great life ... if it's the life you're suited for." Then Edwards explains the lifestyle of the best real estate agents and how the most successful agents don't treat it as a job but as a limitless opportunity. For the reader who decides real estate sales is the ideal career, with no fixed hours and unlimited earning potential, Edwards recommends getting a sales license. Garton-Good's chapter on negotiations is, by far, the best. She explains the negotiation tactics to expect from the seller and the ones that work successfully for buyers. Her explanations are admirably complete and don't waste words, thus saving the reader time. The book places great emphasis on obtaining a home loan. Virtually all the alternatives, such as conventional, FHA, VA, PMI, and even seller financing and lease purchase are explained, along with their pros and cons. The author is definitely on the home buyer's side as she explains how to deal with uncooperative lenders and move on to more realistic lenders. Chapter topics include: watch your timing; look in your wallet; let the lender look in your wallet; find the help you need; choose the best house; sharpen your pencil; choose the best loan; pick up the keys; and manage your castle. There are many new home buying books on the market. This is one of the best It is well designed for easy reading, filled with accurate, authoritative information, and one that makes reading fun and profitable. On my scale of one to 10, this excellent new book rates a 10. Real Estate Book Reviews He explains what is involved in preparing for the exam and what to expect. Then he makes suggestions on how to choose a real estate brokerage. Throughout the book are humor breaks. For example, one is called "Top 10 ways to tell when your real estate career is in the dumps." I'll share a few: "The errors and omissions insurance carrier will only issue you a policy with a million dollar deductible," "When you ask your sales manager where your invitation to the company picnic is, she keeps replying 'It's in the mail.' "Your only listing has been on the market so long that it has qualified for the national roster of historic homes." Finally, "Your mother lists her home with another agent" Chapter topics include: is real estate for you?; getting your license; choosing a company; getting started on the job; listing residential property; selling residential property; avoiding problems; dealing with difficult people and difficult situations; client follow-up and referrals; surviving; and special messages for special people. Not only is this book fun reading, it is THE HOME BUYING GAME, by Julie Garton-Good. Real Estate Education Co.; 1997; $14.95; 204 pages. This new home-buying book has a unique twist. It treats home buying as a game which it really is, with the key players being the buyer, seller, realty agent and mortgage lender. Support roles are played by the home inspector, appraiser, attorney (in some states), and others. The game rules are well explained and easy to follow. The author wants the home buyer to win. Julie Garton-Good, an experienced real estate broker, author and educator, knows her topic well. She delivers concise, no-nonsense explanations of the key steps of buying a home.
