That compares to 120 for 1992 and 126 for 1991 (Not all lots are ready for immediate construction). The figures don't include the 11 million retirement community, The Village, built in 1991.

By JOANNE KUSTER Indianola, la. When prospective home builders search for reasonable prices on residential lots in the Des Moines area, they often discover a gem just south of Des Moines. Local residents uncovered Indi-anola's advantages long ago, but newcomers have been warming up to the Warren County community in their pursuit of an ideal hometown atmosphere. They've also found lower-priced lots, less-expensive utility rates and safety from crime, according to Tim Zisoff, who has served as city manager since 1987. Residential construction is booming and commercial growth has been surging ahead.

Since 1991, about 350 lots have or are being developed in 1 1 newer subdivisions, according to Zisoff. And last year, the total value of 67 new single- and two-family dwellings reached nearly $7.2 million, recounted Zisoff. That compares to 38 permits valued at $5.3 million in 1991. For the first half of 1993, 13 permits were issued for single-family homes, with a valuation of $1.4 million. Peoples Trust Savings Bank, Indi-anola's largest bank, built a satellite office and motor bank on the north edge of town. Another bank, Community State Bank, recently moved to Indianola. "We wanted a presence on the north side of the city mainly for customer convenience, since 45 to 50 percent of our banking customers commute," said Everett Brown, president of Peoples Trust Savings Bank.

"The community is growing, and our facilities need to keep pace." Peoples, with $130 million in assets, has been headquartered on Indi-anola's town square since 1919.
