ST- Li -''t p- COCONUT CREEK -Three of Green Kroll Building Corporation's single-family spec homes featuring low interest rates on assum-able mortgages are available at The Township. "We are currently offering these homes which are available for immediate occupancy at WA percent at a fixed rate for 29 years," reported Mel Green, a principal in the firm that has been building quality single-family homes in South Florida for the past 14 years. "We perceive this as a very good value, considering that most lending institutions are presently offering mortgages at 17 percent that have to be renegotiated every three or so years." These three spec homes, subject to sales, range in size from the three-bedroom, two-bath Hamilton design, to the Aristocrat, which is available as either a three-bedroom, two-bath plan or a four-bedroom, two-bath home. Prices range from $107,990 for the Hamilton and from $121,900 for the Aristocrat model.

"Our buyers have been impressed with the community's location and many recreational amenities, but most importantly, they have been receptive to the many design characteristics our firm offers at The Township," noted Al Kroll, the other principal in the company that has been ranked as a "Giant in Housing" by Professional Builder magazine for the past four consecutive years. As all Green Kroll homes, The Township residences Include attached garages, separate dining rooms, formal living rooms, expansive master suites; spacious kitchens that open into the family rooms; energy-saving Watt-Wise appliances and insulation; and coverage under the national HOW program. Custom options include swimming pools, upgraded floor treatments, additional landscaping and fireplaces. Other Green Kroll designs available in The Township include the five-bedroom Green Kroll Building Corporation's spectrum of buyers at The Township include families with young children, young professionals and mature couples. Fully decorated models are open daily at the community, with several Green Kroll residences currently available at low, fixed interest rates.

The Barclay Beach Club Opens The sale of an existing home has many far-reaching economic effects on a community far more than most people would imagine. For instance, before a sale, owners spend an average of $500 to $1,000 to get the home ready for sale. At the time of the sale expenditures of between $2,500 and $3,500 per home are generally made. During the first year of ownership, the proud new owner will probably spend from $2,000 to $2,500. Therefore, for every 100 existing homes sold, a community reaps from $500,000 to $700,000 in economic benefits.

And these figures do not even include the earnings of real estate practitioners and mortgage lenders. Prior to a sale, homeowners generally try to prepare their home so that prospective buyers will see It in the best possible light. Many home improvement and clean-up iobs are finished in the hope of attracting and expediting a sale. Major recipients of this spending activity (estimated at between $500 to $1,000) Include painters; hardware and building supply stores; carpenters, roofing, plumbing and electrical contractors; rug and drapery cleners; and appliance repair firms. Firms that benefit from the $2,500 to $3,500 spent at the time of the sale include moving companies, real estate appraisers; termite inspectors; structural inspection firms; surveyors; property insurance and title insurance companies; and the local government, which benefits from fees and taxes paid.

Expenditures at the time of the sale generally average around 3 to 5 percent of the selling price of the home, according to the Economics and Research Division of the National Association of Realtors. In addition, there is a strong link between buying a home and the subsequent, above-average purchase of goods and services. In the 12 months following a transaction, homebuyers outspend long term homeowners by a substantial margin. These after-sale expenditures $2,000 to $2,500 range from major capital Improvements and the purchase of furnishings, to smaller household and yard items. The impact of home sales on a community is even more staggering when consideration is given to the subsequent rounds of spending which occur when the recipients of home sales spending (i.e.

movers, painters, roofers) take their increased earnings and spend them on a wide range of goods and services. Although difficult to pinpoint, the National Association of Realtors estimates that such spending totals an additional $1 to $1.5 million. Adding it all up, the sale of 100 existing homes can generate nearly $1.5 to $2 million in new business for merchants, service men and women and the country's economy. Taking this into consideration, it's easy to understand why an existing home sales component must be considered when evaluating a community's economic health. Spanish River Resort Consultant Selected DELRAY BEACH, Fla.

Joy Andrews has been appointed on-site sales consultant for the Spanish River Resort and Beach Club, according to Harry Holl, vice president of the Spanish River Resort Corp. An education graduate of East Carolina University in Greenville, North Carolina, Ms. Andrews taught middle school in Pinehurst, North Carolina before setting her sights on a sales career. Joining New York Life, she became the first and only female employee in an office of 35 sales representatives working out of the Charlotte, North Carolina, office. Her real estate sales career began with the Chase Manhattan REIT selling conversion properties.

In 1978, Chase reported assets of $276 million. As the conversion activity began winding down, Ms. Andrews became active in the timesharing industry. She has been associated with projects in New Hampshire, South Carolina and most recently at the Barefoot Mailman in Hillsboro Beach prior to joining the Spanish River staff. Ms.

Andrews' responsibilities will focus on sales to current owners interested in adding more weeks to their Spanish River Resort and Beach Club portfolio; guests who check into the hotel under an exchange program who are interested in making a purchase at the resort; and other similar sales requests. "In essence," Moll pointed out, "Joy will take care of those sales outside of the normal day-to-day sales and marketing efforts." Journalism Winners CHICAGO The National Association of Realtors and Bradley University today announced the winners of the 17th annual Real Estate Journalism Achievement Competition. Cash awards of $1,000 and plaques were given in five categories. A panel of 13 academicians, broadcasters and editors judged the entries and selected the winners. For the first time awards were made to electronic journalists, with prizes for the best real estate reporting on television and on radio.

Driskill, a 28-year-old licensed general contractor who has coordinated and managed bid estimates for a wide variety of commercial and residential construction throughout the Palm Beaches, is serving as project manager for The Plaza.

Each suite will be pre-wired for a sophisticated security system. A special fire control room will allow the fire partment to monitor all suites, which are also equipped with smoke detectors and full sprinkling systems. The Barclay Beach Club residential suites begin at $124,000.

Large balconies frame the ocean views from each unit, with wraparound balconies on the corner units. Interior appointments will Include a double door entry to a formal foyer, a wet bar, spacious walk-in closets, and a laundry complete with washer and dryer. Said Baker, "A top priority will be to preserve the natural beauty of the land." The Club will be located on the ground level of the building.
