IN DELRAY BEACH CONDOMINIUMS Ji After you've seen them 2 a mis program, Vice President George Bush said, "The educational breakthrough that the Electronic University promises will provide education on an unprecedented scale. This affordable, personalized system.has the v- additionally attractive by-product of generating thousands of new 'jobs in the recruitment of teachers." 1 The new Electronic University system, developed by TeleLearn-ing Systems San Francisco, connects the personal computers of students with the personal computers of their instructors through telephone modems. "This means that students can be located anywhere, take real classes from live teachers, right in their own homes, right on their own computers," the company said. This "educational breakthrough" works with the Commodore 64, Apple II and the IBM PC.

Class fees range from $35 to $100. Communications costs are included in the course price. Certainly it is more convenient and a lot less expensive to take a home computer course. But is that what education, especially on the college level, is all about? What about class discussions and interaction between professors and students before and after class? Is it easier to learn by yourself while staring into a computer monitor, or is it better to be able to communicate, face-to-face with an instructor? In trying to answer some of these questions, TeleLearning suggests that the Electronic University is a real breakthrough because of the "interaction with human teachers as well as the computer." The interaction is through the computer, so there is no humanity, no pleasant smile, no encouragement, no prodding, no anything on the part of either the teacher or the student. They also suggest that it is a breakthrough because, "all the complex protocols previously necessary to gi two personal computers together have been eliminated." The computer can tell you what the teacher thought about your work, about your approach to a subject and about your progress in the course.

But can the computer put a hand on your shoulder and walk you down the hall while telling you about the latest discoveries in the field? Can the computer truly get the most out of the student, or does it take that something intangible that turns an average person into a super teacher? There's nothing wrong with the overall concept of an Electronic University. 76. I A Straight Note Payment Aids Home Buyers By Robert Bruss Spacial ta Tha Patt We have savings of about $6,500 for the down payment on a borne we can buy for $92,000. The wealthy seller will accept our low down payment, we can assume the existing $68,000 VA mortgage, and the seller will take back a 10-year second mortgage for the approximate $17,500 ba'ance at 10 percent interest. Our problem is that we can barely afford the payments on the first mortgage, so paying on a second mortgage is more than we can afford. But we don't want to lose this bouse.

Any ideas? A A one-payment straight note can solve your problem. Specify in your purchase offer that the $17,500 second mortgage will be financed by a straight note at 10 percent interest with $35,000 total principal and interest ($17,500 plus interest for 10 years at 10 percent) due in 10 years. Many sellers won't accept such a long straight note without monthly payments, however, so you may have to negotiate. Maybe the seller will accept a five-year straight note instead. If not, try offering to start monthly interest payments when you feel you will bejble to afford them, perhaps in thte years.
