A signed" is a term seen with increasing frequency on the billboards of the estate agent and in the advertising jargon of the housing merchant. Although the profession of architecture is the least understood by the public, the word architect is finding its way into general conversation in a number of circumstances. As recently as two weeks ago Bill Lawry was described by the press as the "archi-tect" of Australia's victory In the first Test cricket match at Manchester; and rover Bob Skilton, we read, was the "architect" of South Melbourne's win over Col-lingwood. Unfortunately for Lawry, opponents of architecture might well refer to him as the "architect" of Australia's batting collapse in the second Test. Along with qualified, creative designers in all fields, the architect precipitates, Interprets and caters to the changing needs of the society in which he works. And as applies in many other aspects of manufacturing, the efforts of the design leader are noticed, copied and given interpretation at all levels of social activity and economy. This Is not to say that given the brief and the opportunity, creative designers cannot work within an economic prescription. They can and they do, and this Housing Service is but one example. It is also true to say that the design characteristics of the lower cost product (whether a house, automobile or article of clothing) are affected and motivation-ally confused by the status attached to the design attributes of the higher priced article.

For this reason, it is Impossible to separate human emotions from architectural expression. Nowhere is this attitude more evident than in matters of house design. If mere physical shelter was all each family required, then rationally organised, better serviced, cheaper and more convenient living units would result. To most people, a home consists of a good deal more than assignable space selectively, arranged for optimum amenity on a specific piece of ground. Into this basic structure is fed a great deal of heartache and anguish by way of a range of furnishing and equipment, -all designed as individual items.

The selective eye responsible for the choice of components used, whether it be for the color of the bricks, curtains or carpet, is usually that of the home owner. Apart from the limited use of architects or the selection of a ready-built builder's house, the desired house for most home builders is achieved by piecing together a number of design ideas seen in a variety of houses, or contained in books on A nine-room brick house is included in the. property, as well as a cottage, shearing sheds, a stable and a dairy. Another major sale was at Kangaroo Ground, east of Eltham, where the Pretty Hill property of 243 acres sold for an undisclosed price after being passed in at $100,000. The property Is now used for grazing, and includes a five-room brick house.

Suburban properties generally sold at medium to low prices, a brick house in Armadale topping the list at $32,250. This has seven rooms, and stands on a block with a 66 ft frontage and a depth of 148 ft. It is In Grandview Grove, which runs south of Malvern Road, west of Orrong Road. A Victorian villa at 32 Broadway, Camberwell, sold for $21,000. The home stands on a wide site and has nine rooms.

Land sales were few. At Brighton a 10,460 sq. ft. home site brought $16,200, and at North Balwyn a large corner site realised $8500. Several properties brought high bids but were passed in without reaching the reserve, A nearly new four bedroom home in Kilby Avenue, Kew, was passed in at $40,500 against a reserve of $49,000.

This home, which is near the Kew Golf Links, is a brick veneer with seven rooms and an array of modern facilities. Two modern flats In Huntlngtower Road, Armadale, attracted bids of up to $41,000, but were passed in against an undisclosed reserve. These are on separate stratum titles and have all facilities. A two-storey terrace house In Howe Crescent a part of South Melbourne that Is becoming popular with affluent buyers was passed in at $26,250 against a reserve of $32,000. It was advertised as being a perfect town house for "executive or professional family," or as large enough to convert into several flats.
