Most of the inner-city houses are old and small, and need renovating to bring them up to modern living standards. Typical of an inner-city house is 97 Day Street, Leichhardt, which is being offered for auction next Saturday by Bentons Real Estate, Annandale, with expectations of about $110,000. The Royal Australian Institute of Architects' Advisory Service asked an architect, Mr John Hamilton Doyle, to prepare a renovation report which would not overcapitalise the property. The existing house is semidetached and has a living room, only one small bedroom, a dining room, kitchen and bathroom with an outside laundry and lavatory. Fortunately, the back of the house faces north, providing the perfect orientation for opening up the rear.

Mr Doyle proposes building a new main entrance halfway down the freestanding side of the house, enabling the front room to be converted into a bedroom, thereby creating a two-bedroom houseHe also proposes putting in a new bathroom adjoining the bedrooms and building an extension across the full width of the block at the back of the house, to accommodate a spacious living room and bright new kitchen. Built in place of the existing kitchen, the new entry would open onto a hallway to one side of which are the sleeping areas and on the other, the living areas. To retain the street appearance of the house, the existing front door is kept in place but not used. The existing living room is converted into a good sized main bedroom with a built-in wardrobe. Usable space in the adjoining second bedroom is increased by building a large walk-in wardrobe in part of the old adjoining dining room.

The remainder of the dining room space is converted into a new bathroom. The rear of the house, from the existing dining room, is demolished to make way for an addition which spreads across the full width of the site. A new main entry opening onto a hallway marks the beginning of the extension. An important inclusion in the new extension is provision of adequate storage space. Mr Doyle points out that modern living requires an uncluttered look, yet 'u feiiet- The Leichhardt house as it is (above) and as it could be the entrance is relocated allowing an extra bedroom to be created, more light is let in, and the rear is opened out.

AROUND THE AUCTIONS 4 Auctions were subdued this week with the residential clearance rate dipping to 48 per cent after months of holding steady at slightly more than 50 per cent.

Volume was well up, with agents selling 202 of the 415 homes offered for $55.1 million at 51 regional and metropolitan auctions. In the corresponding week last year, agents sold 87 of 183 properties submitted, for $20.4 million. The strongest price bracket was that which included houses and units priced between $100,000 and $200,000, with more than half selling under the auction hammer. The weakest market segment included houses priced above Raine Horne offered eight homes and sold five, for $1.55 million. One was a four-bedroom fiat in New South Head Road, Double Bay, which fetched $452,000.

Ray White offered 67 and sold 26, for S5.1 million. A three-bedroom house in Kiaora Road, Double Bay, fetched $356,000. It last sold in 1986, for $235,500. Laing Simmons sold nine of 14 properties submitted, for $3.05 million. A three-bedroom semi in Mabel Street, Willoughby, sold for $264,000.

First National offered 38 homes and sold 27, for $8.27 million. A three-bedroom house in Blenheim Road, Lindfield, fetched $417,000 $500,000, with only 1 1 of the 30 properties achieving reserve price. Combined sold four of nine properties offered, for $741,000. A two-storey Tupper Street, Stan-more, terrace fetched $195,000. It last sold in 1988, for $120,000.

L. J. Hooker offered 57 homes and sold 17, for $3.35 million. A three-bedroom house in Clissold Parade, Campsie, fetched $177,500. Richardson Wrench offered 58 homes and sold 28 for $7.37 million including a four-bedroom house in Awaba Street, Mosman, for $460,000.

A two-bedroom unit in Moore Street, Liverpool, fetched $98,500. Australian Property Auction Company sold nine of 12, for $2.02 million. Sydney Auction Headquarters sold 13 of 22 homes offered, for $7.5 million. One was a Golfers Parade, Pymble, house which sold for $375,000. Asset Realty sold two of four properties offered, for $1.55 million. One was a three-bedroom house in Morton Street, Woll-stonecraft, which fetched $335,000. Blake Kittle sold one of the six homes offered, for $177,000.

It was a one-bedroom flat in Macleay Street, Potts Point. through R. T. Forsyth First National. Nationwide offered 24 homes and sold 11, for $3.12 million.

A four-bedroom townhouse in West Street, Balgowlah, sold for $380,000. It last sold for $350,000 in 1988. Century 21 offered 27 and sold 14, for $4.59 million. A three-bedroom house in Kimberley Crescent, Fairfield, went for $135,000. Bradfield Prichard sold 10 of the 13 homes offered, for $2.76 million.

A flat in Spring Street, Bondi Junction, fetched $500,000. It sold for $325,000 in 1987. Elders offered seven properties and sold three for $852,000 including a house in Levick Street, Cremorne, which sold for $348,000. Montano sold five of seven, for $1.27 million. One was a two-bedroom townhouse in Alfred Street, Rozelle, which fetched $160,000.

Gilmour Sons sold five of the six properties offered, for $75 1 ,000. A house in Cecily Street, Lilyfield, fetched $247,000. beachfront for $475,000 through Raine Home Palm Beach's James Langford. Rates drop will be a market tonic for soil reports over Castlecrag banker Bill Beerworth's unauthorised retaining wall. In May, Beer-worth's application for a sandstone boulder retaining wall (which necessitated relocation of his access road) was knocked back.

Council documents reveal his application was submitted only following the issuing of a stop-work notice in March after neighbours rang the council. The council has ordered the demolition of the wall, which has triggered a Land and Environment Court appeal lodged by Beerworth's solicitors Abbott Tout Russell Kennedy. The shortage of listings of residential properties for sale in Sydney reflects a trend affecting real estate markets around Australia. Commenting on the latest Real Estate Institute (REI) monthly survey, the REI president, Mr Bob Hunt, noted that the shortage of stock was particularly evident in the first-home buyer range. "After three successive months of a decreased level of listings, real estate agents reported only marginal improvement for the month of July," Sir Hunt said.
