I Look and shape of Harding Mall will be changed New stores, new theaters, new access MPDdECEMBJER 1 2 988jHJ JEWESS EAN 3C If your computer breaks down here, you're covered Changes include: Constructing a bridge across Seven Mile Creek and installing a traffic light to create a new entrance east of the current Harding Place entrance. Elevating and redirecting the Nolensville Road entrance. Redesigning open areas inside the mall to create better access to all three "wings." The current configuration has a central anchor tenant and three mall corridors and the revamped one will create one central mall that will "wrap around" the Castner Knott store. Addition of 10 more retail space to make room for more tenants Updating the signs for major tenants. Repaving the parking lots.

Re-landscaping. McCleary German Associates of Houston is the architectural firm for the project; Hoar Coastruction of Birmingham is the general contractor and financing is through First Union National Bank of Tennessee. "Our objective is to maintain the 'community' feel of Harding Mall and continue catering to people in the area," Miller said. "We have no intention of becoming a super-regional mall or an exclusive shopping center." The additions will increase the number of tenant sDaces from 32 to Improving access to the site from NolensvilleRoad. Repairing the facility's leaking roof and redesigning the "awkward" interior layout "Every inch of the mall will have a new look when the renovation and expansion are completed," Miller said.

The mall's 264,000 square feet of space is currently 97 leased. Castner Knott is the largest tenant and Marshalls, Firestone, Walgreens and the Capri Twin Theaters also are classified as anchor tenants. Additions will include the construction of a freestanding strip shopping center, several "family style" restaurants on the perimeter of the property and additions to the north and south wings of the mall. Total square footage will increase to approximately 350,000 square feet. Miller said.

The Capri Twin theater will be razed and replaced by a six-screen Carmike 6 theater complex on the opposite side of the facility where the Bingo Castle is located. Phase I of the makeover entails renovating and expanding the mall, erecting the freestanding strip center building and creating a new entrance on Harding Place. Those projects should be complete by next Christmas season, Miller said. "There will be exteasive changes to entrances into the building, new ceilings and flooring, improved lighting, redesigned store fronts and the addition of skylights," he said. The second phase will deal with the restaurants and new retail shops which will border the new Harding Place entrance.

This phase should be complete by Christmas 1990, Miller said. 45, Miller said, adding that all the cur ,1. rent major tenants are remaining. Other national tenants are expected to fill the remaininesoace. but all anchor space is taken.

No new tenants nave signed leases at tnis time, he said. Miller added that he hopes the new tenants will be in the fashion and food sectors, since the mall is currently lacking such vendors. Equicor's Nashville plan was profitable in the third quarter and likely will be the fourth quarter as well, he said, but the combined second-half profits will not outweigh the first-half losses. The parent company, which has HMOs in 25 markets covering more than 400,000 lives and which provides group health insurance coverage for millions of people working for Fortune 1000 companies, achieved profitability in the first quarter of this year and will be profitable for the year as well, officials say. had the weakest system of controls of them all in early 1987. Teckman concedes. "What we had initially was basically an open-access fee-for-service plan, which is really not an HMO at all," Teckman said. "We knew from the start that we had to put some controls in place, but we met resistance." Equicor tried for several montlis to convince Nashville area physicians to change their fee-for-service contracts to capitation contracts like those now in place at Qire Choice, but settled for controlled access, fee-for-service contracts.
