JHU Home remodeling returns vary by region How to use this list " y T y f iiiHilMIL irj fTWMniiiiiiiii How to use this list This table is a guide to the price ranges of houses which were sold for more than $20,000 during a recent week in neighborhoods in Southwest Ohio and Northern Kentucky. The first entry for each This table shows interest rates plus one-time fees on home mortgage loans available last week at selected mortgage lenders in Greater Cincinnati. (Many lenders adjust their rates in mid-week.) Interest rates are for an 60 loan, which requires a down payment of 20 of the sale price of a house. neighborhood is the high price; the second is the low. (One entry means only one sale was recorded that week.) Price in thousands is the recorded I . sale price in thousands of dollars with the zeros omitted. Bed is the number of bedrooms. Bath is the number of baths, with full baths shown as the first number and half baths as the second. A dash means the information is unavailable. Letters, such as NC or SE, after Hamilton County neighborhoods locate them in the quadrants on the accompanying map. An asterisk () indicates a neighborhood within the City of Cincinnati. In some instances, a street address is not available. Southeast Indiana data is not compiled. Adiustable rates are based on a 30-year repayment schedule. Points, listed below the rates, are payments a lender requires to make a loan at a particular interest rate. Each point equals 1 of the total dollar amount ol the loan. Symbols' in the list show additional charges some lenders assess, which may vary with the house cost: a is application tee; of is origination fee; op is out-of-pocket expenses; p is private mortgage insurance; t is title insurance; na shows that a lender does not make that type of loan. In the national survey, an exterior face lift was ranked 10th on a return-to-investment scale. For an average cost of $1,785, it brought a one-year return of 91. But its five-year return dipped to 37. There are two lessons to learn from this. The first is obvious. Look closely at the survey you're reading. If it's a national survey, don't rely on it. You're much better off with a regional survey. Second, are the non-financial benefits of remodeling. If you're not planning the work just to sell your house, consider the benefits of living in that remodeled home. Ask yourself: Will I be happier with my new kitchen? Will I like my new master bedroom and bath? ORANGE COUNTY REGISTER Surveys on the financial returns of home remodeling rarely fail to shock at least a few people. They look at what they spent, compared to what remodeling surveys say is the average return, and don't believe that they'll get their money's worth. But when it comes to surveys, you have to know what you're reading. Many surveys are national in scope. And they don't take into account the personal factors in a home remodel. Take the recent Practical Homeowner magazine survey, for example. It's one of the better surveys because it breaks national results into regions and into one-and five-year investment returns.
