It's very flexible." The Hacienda's Gold Key Club, he added, Is also affiliated with Resort Condominiums International, a computerized exchange network of prime vacation resorts through which members can trade off their week In Las Vegas with members of 275 other resorts In other parts of the country or the world. "We've seen some tremendous Increases In hotel room rates over the years," Schanda said, "and we can all remember when we used to be able to get a room for $14 or $15. So, when you consider what rooms may be going for, 10 or 20 years from now, we think it's a very attractive package. guaranteed use of his room or suite for any week in that period on 30 days' notice. "ACTUALLY," HE added, "we find that we can accommodate most members on less notice than that, but 30 days absolutely guarantees it." Members buying time In the holiday categoryprime time In the resort business have the same guarantee extended to them regardless of the time of year.

Other members can upgrade their annual stay at the Hacienda from the less expensive winter season, for Instance, to the more expensive summer season on an "if available" basis. "All of our members," Schanda said, "are certainly going to get preferential treatment. After all, anybody financially capable of laying out SiiTilOO GOLF PACKAGE per 3 days 2 nights 4444444444444 CARI3DZAN CRUISE CUUARDPBIZCESS 8 Days, 7 tttghts ya Central Ky's Finest Golf Resort Unlimited Golf 3 days Phone us for REDUCED RATES Escorted From Cincinnati $4,000 or $5,000 for something like this is a more valuable client than someone coming in off a bus tour." And the preference toward members shows up In other tangible ways, too: In a variety of counts (Including a continuing 25 discount on any room rate outside the member's guaranteed week), and check cashing privileges. Typically, Schanda said, time-sharing rates range from $4,000 for the one-week use of a room during the slower winter season, to $4,500 for the same room during the summer season, to "almost $9,000" for prime time use of a -suite two bedrooms, a sitting room, three baths and a wet bar, capable of accommodating up to eight people. I And then, for the breed that revels In the btaze of lights, the rattle of dice and the clatter of the slots, there's the Hacienda Resort Hotel and Casino's offer to sell him an annual slice of glitter. While the Hacienda wasn't the first Las Vegas operation to enter the time-sharing field, it is the only hotel with its own casino to pursue the time-sharing concept aggressively so much so that it has signed up about 3,000 members In its Gold Key Club since the plan's introduction In January, 1978. Admittedly aggressive In its promotion of the club, the Hacienda maintains two reception booths in the hotel, invites guests to a sales presentation and a tour of the facilities. Deposits afe subject to a 72-hour "cooling off" period and fslly refundable In that length of time.

Payments can be made in installments at current interest rates over a six-year period, but many Joiners have paid cash or have paid the membership fee within a year of Joining. THE TIME-SHARING idea, generally, Is a model of simplicity: Take a desirable resort in a desirable part of the country and sell off the living accommodations there in one- or two-week slices. This idea, In turn, takes two forms: Either sell an actual equity In the property (which, like any piece of real property can be sold, traded or deeded and has Its own tax advantages), or sell off the "right to use" a part of the facility in effect, pre-paying for number of years, guaranteed occupancy. It's in this category that the Las Vegas time-sharing operations as typified by the Hacienda fall. Under the plan devised by Hacienda's president and chairman of the board, Paul Lowden, and implemented by Gold Key president, Wolf Schanda, the 24-year-old Strip hotel sells off, for a 20-year-perlod, exclusive use of deluxe hotel rooms or suites in minimal one-week increments.

The tab: anywhere from $4,000 to almost based on size of the unit, the number of people using it and the time of the year. There ar monthly dues of $6.50 In addition to this. "WHILE WE are, of course, on a 'right to use' basis," Schanda said in an Interview, "we've got some of the elements of equity participation, too, Jn the sense that the member can give his Interest to use the room or suite to members of his family, or friends, and will it, too. The only thing he can't do is sell It at a profit or encumber It in $ome way." 500-plus-room Hacienda Is now undergoing a $30 million expansion, slated for completion this October, which will add 300 more rooms I ilUnrl Hi DEMI Travel Sanriet Inc. $111 Krojer Bid 1014 Vila Ohia 4S202 OPEBSAT.TILL P.M.
