SMOOTH RANCH This attractive ranch hat a new look without an excessively modern design. Its long, low lines have great appeal for the majority of ranch purchasers. The sizeable front porch, clean and crisp, provides an excellent first impression for guests. ii i I. 7S MflH III- I I ItHIMI i-IIUI lli-ll- I REAL ESTATE Appraiser Consultant Negotiator NICHOLAS Fill II A Yv JI A.I.

103 BAYARD STREET CHarter 7-M44 By ANDY LANG The long, low look is prized by most buyers of ranch houses. Yet many of these purchasers must compromise their preferences because the long-line exterior appearance often goes with more square footage on the inside than they need or can afford. The latest House of the Week has the desired lengthy look, but combines it with a budget-geared 1,497 square feet of living area. Architect Lester Cohen has made judicious use of space to permit a family of four or five to enjoy comfortable living. The plan incorporates one of today's cherished design features room expanses that combine for "open" effects in both the formal and informal portions of the house.

It also takes note, by excellent placement of a rear terrace, of the modern desire for an outdoor area of relaxation accessible from the inside. Entertaining Area Directly to the right of the center hall is the formal entertaining area, a living room and a dining room aligned so there is a combined length of 27 feet across the front of the house. Each room has attractive windows, with an extra-large one in the living room and a decorative diamond-paneled one in the dining room. Although there is a clear front view from these rooms, there is also a measure of privacy, since both windows are sheltered by a wide front porch. Both rooms have good wall space for arrangement of furniture.

The arch between them, while open enough to permit combining the areas, acts as a divider so each room retains its feeling of individuality. Family Room At the rear of the house, but partly visible from the front door via the center hall, is the family room, well located for its role as the focal point of informal activities. In addition to being accessible from the center hall, it is next to the kitchen and has a window wall of sliding glass doors for quick entry to the backyard or the sheltered Senior Member Society of Residential Appraisers WILLIAM F.
