The Fair and Recreation Board should consider the time and money consuming legal tangles that are Inherent in the location of a convention hall in the southside area.

Demolition of the J. C. Penney Building required over three weeks and cost $25,000. This would indicate a cost of over $200,000 and a time cost of over six months to remove 125 buildings in the southside area. That the convention hall will not be placed on the lot vacated by the recent Southside School.

This is exactly where the hall will not be put, as this block Is reserved for the city hall. That the area being considered for the Reno-Sparks convention hall is 16.2 acres of ground lying east, north-east, south, and south-east of the Southside school block. That this area includes properties on Holcomb, Hatch, Sinclair, Center, Ryland, Liberty, Stewart, Moran, and Thoma streets. That millions of dollars worth of tax producing property will be removed from the fax rolls leaving a greater tax burden for other taxpayers, at a time when we are faced with additional taxes for sewers plus an additional monthly charge. Very expensive real estate, zoned C-2, R-4 and R-3, will be taken.

Over 125 buildings, which includes homes, office buildings, guest homes, and newly completed apartment houses, will be destroyed and removed. That the $1,600,000, suggested for the purchase of this property and buildings, will not pay a fair price for one third of this property, which is valuable due to its proximity to the center of town. That the costly acquisition of the Southside site will be followed by expensive demolition, street changes, alteration of sewer, power, gas, and electricity lines. Probable legal tangles, questioning the right of eminent domain or the fairness of appraisals, could be very costly, both in money and a long delay In the eventual completion of our convention hall. That the Plumb lane site, which was highly recommended by the Stanford Research Institute, Is now clear of any structures, ready to receive our convention hall without delay.

This site would cost millions of dollars less, avoiding inconvenience to so many of our citizens, their businesses, homes and properties. That the Plumb Lane site (ineptly called the out-of-town site) is only one mile further south than the South-side location, and less than five minutes from the center of town.
